ตามที่บริษัทฯ ได้จัดทำโปรโมชั่นส่งเสริมการขายสำหรับลูกค้าต่างชาติ บริษัทฯ ขอเรียนชี้แจงรายละเอียดของแคมเปญดังกล่าว ดังต่อไปนี้

1. ระยะเวลาโปรโมชั่น
โปรโมชั่นส่งเสริมการขายนี้มีผลตั้งแต่วันที่ 15 มิถุนายน 2569 ถึงวันที่ 31 ธันวาคม 2569 สำหรับลูกค้าต่างชาติที่ซื้อคอนโดมิเนียมในนามบุคคล
หรือทำสัญญาเช่าบ้านในรูปแบบ Leasehold (ลีสโฮลด์) โดยมีราคาตามหน้าสัญญาซื้อขายตั้งแต่ 3,000,000 บาทขึ้นไป

2. โครงการคอนโดมิเนียมที่เข้าร่วมรายการโปรโมชั่น
จำนวน 1 โครงการ ได้แก่ โครงการ เดอะ เรสซิเดนเซส 38

3. รายละเอียดเงื่อนไขโปรโมชั่นส่งเสริมการขาย
3.1 ค่าสมาชิก บริษัท ไทยจัดการลองสเตย์ จำกัด ระยะเวลา 20 ปี มูลค่า 4,000 บาท
มีเงื่อนไขว่าลูกค้าจะต้องดำเนินการโอนกรรมสิทธิ์ห้องชุดในคอนโดมิเนียม ณ กรมที่ดินแล้วเสร็จ หรือดำเนินการจดทะเบียนสัญญาเช่าแบบ Leasehold
(ลีสโฮลด์) ณ กรมที่ดินแล้วเสร็จ
โดยบริษัทฯ จะเป็นผู้รับผิดชอบชำระค่าสมาชิกดังกล่าวแทนลูกค้าให้กับ บริษัท ไทยจัดการลองสเตย์ จำกัด ซึ่งบริษัท ไทยจัดการฯ จะเป็นผู้ให้บริการ เรื่องการยื่นวีซ่า long stay Visa ให้กับลูกค้า รวมทั้งลูกค้าจะได้รับสิทธิ์การเป็นสมาชิกของบริษัท ไทยจัดการฯ เป็นระยะเวลา 20 ปี โดยสิทธิประโยชน์ของการเป็นสมาชิกให้เป็นไปตามที่บริษัท ไทยจัดการฯ เป็นผู้กำหนด
ทั้งนี้ โปรโมชั่นดังกล่าวเป็นการชำระค่าสมาชิกระยะเวลา 20 ปี มูลค่า 4,000 บาท ให้กับทางคู่ค้า บริษัท ไทยจัดการลองสเตย์ จำกัด มิได้เป็นการการันตีว่าลูกค้าจะสามารถสมัคร Long Stay Visa ได้ ทั้งนี้ขึ้นอยู่กับคุณสมบัติของผู้สมัครทั้งสิ้น

3.2 ค่าธรรมเนียม Long Stay Visa (LONG-TERM RESIDENT VISA – LTR) ระยะเวลา 1 ปีแรก สำหรับผู้ซื้อหรือผู้เช่าระยะยาว มูลค่า 27,000 บาท
บริษัทฯ จะชำระค่าธรรมเนียมดังกล่าวให้แก่ผู้ซื้อหรือผู้เช่าระยะยาวในครั้งแรก ผ่านทางบัญชีธนาคารของลูกค้า ภายในระยะเวลา 60 วัน นับจากวันที่โอนกรรมสิทธิ์ห้องชุด ณ กรมที่ดินแล้วเสร็จ หรือวันที่จดทะเบียนสัญญาเช่าแบบ Leasehold (ลีสโฮลด์) ณ กรมที่ดินแล้วเสร็จ
โปรโมชั่นดังกล่าวเป็นการชำระค่าธรรมเนียมวีซ่าให้กับทางผู้ซื้อและผู้เช่า เป็นจำนวนเงินทั้งสิ้น 27,000 บาท โดยจะชำระค่าธรรมเนียมวีซ่าผู้ซื้อและผู้เช่าในครั้งแรกที่ยื่นวีซ่า 1 ครั้ง เท่านั้น ผ่านทางบัญชีโดยตรง การชำระค่าธรรมเนียมเป็นเพียงการส่งเสริมการขาย มิได้เป็นการการันตีว่าลูกค้าจะได้รับการอนุมัติ Long Stay Visa (LONG-TERM RESIDENT VISA – LTR) ทั้งนี้โดยผลการพิจารณาวีซ่าขึ้นอยู่กับคุณสมบัติของผู้ยื่นขอวีซ่า หน่วยงานที่มีสิทธิ์พิจารณา และหน่วยงานที่เกี่ยวข้อง

Sales Promotion Details and Conditions

Pursuant to the sales promotion campaign established by the Company for foreign customers, the Company hereby clarifies the details and conditions of the said campaign as follows:

1. Promotion Period
This sales promotion is valid from June 15, 2026, to December 31, 2026. It is applicable exclusively to foreign customers who purchase a condominium unit under an individual’s name, or execute a leasehold agreement for a residential property, with a contract price of 3,000,000 Baht or above.

2. Participating Project
The promotion applies to one (1) participating condominium project, namely The Residences 38.

3. Promotion Terms and Conditions
3.1 Thailand Longstay Management Co., Ltd. Membership Fee (20-Year Term, valued at 4,000 Baht)
● Condition: The customer must completely transfer the ownership of the condominium unit or register the leasehold agreement at the Department of Lands.
● The Company will be responsible for paying the said membership fee on behalf of the customer to Thailand Longstay Management Co., Ltd.
● Thailand Longstay Management Co., Ltd. will provide long-stay visa application services to the customer. The customer will receive a 20-year membership with Thailand Longstay Management Co., Ltd., and all membership privileges shall be determined solely by Thailand Longstay Management Co., Ltd.
● Disclaimer: This promotion covers only the payment of the 20-year membership fee, valued at 4,000 Baht, to our partner, Thailand Longstay Management Co., Ltd. It does not guarantee the approval of the customer’s Long Stay Visa, which is strictly subject to the applicant’s personal qualifications.

3.2 Long-Term Resident Visa (LTR Visa) Fee for the First Year (valued at 27,000 Baht)
● The Company will pay the first-year visa fee for the buyer or long-term lessee, valued at 27,000 Baht, by transferring the amount directly to the customer’s bank account within 60 days from the date of completion of the ownership transfer or the leasehold registration at the Department of Lands.
● This promotion provides a one-time visa fee payment of 27,000 Baht for the first visa application only, paid directly into the account.
● Disclaimer: The payment of this fee is purely a sales promotion and does not guarantee the approval of the Long-Term Resident (LTR) Visa. The outcome of the visa application depends entirely on the qualifications of the applicant, the competent authorities, and relevant government agencies.
